Insulating Long Beach homes and rentals

Long Beach is a big city with a lot of different houses in it, and that's what stands out once we start working there. Closer to the water you'll find older bungalows and small two-story places, farther inland there are blocks of single-story homes from after the war, and all over the city there are duplexes and apartment buildings that landlords call us about, with shops and offices mixed in. We do the same attic and crawl space work up in Downey and Norwalk, but Long Beach gives us a wider spread of house ages on a single street than most places we go.

The older houses usually have a crawl space underneath and an attic with a few inches of loose fill that's settled over the years, and many have had a roof or wiring job since it went in. That's why I look before I price anything, because what's up there decides whether we can top it up or have to pull it out first, and that's what moves both the price and how long we're there. The estimate is where you get the figure for your own house.

What we do for Long Beach houses

  • Attic insulation

The upstairs rooms and the room over the garage run hot in a lot of Long Beach houses because the attic has only a thin, settled layer left, usually thinnest at the edges. We measure what's there, build up the low spots along the eaves and bring the whole attic to an even depth while keeping the eave vents clear so the attic can still breathe.

  • Air sealing services

Older houses here leak air around can lights, pipes, wiring holes and the attic hatch, so new insulation ends up sitting in a draft. Our air sealing work closes those gaps before any insulation goes in, so the new layer isn't fighting moving air.

  • Insulation removal

When old insulation has been soaked by a roof leak or is full of droppings, covering it just hides the problem. We bag it and haul it out, and I'd rather you get the leak fixed first than pay us to insulate over it.

  • Crawl space insulation

Raised-floor houses often have cold floors because the crawl space underneath is open to cool, damp air. We check for water and wiring trouble first, then insulate under the floor so the rooms above hold their heat.

  • Crawl space vapor barrier

In the lower parts of the city the ground under a house can stay damp after a big storm, and that moisture works its way up into the floor framing. We lay a vapor barrier, a heavy sheet that keeps ground moisture down, over the dirt so the crawl space and the insulation above it stay drier.

  • Commercial insulation

Long Beach has plenty of storefronts, small offices and buildings with a business downstairs and units above. We insulate and seal those the same way we do houses, and we can plan the work around your business hours.

What Long Beach houses need from insulation

Most of the houses we open up in Long Beach have been insulated before, sometimes more than once, and the age of the house tells me a lot about what I'll find. Older attics tend to have bare spots near the eaves, gaps around old can lights and a hatch that was never sealed, which is why the rooms upstairs stay hot even with insulation up there. We seal those gaps first and then add blown-in fill, loose insulation blown through a hose, where it's thin. If your ductwork runs through the attic, closed-cell foam, a dense foam that also blocks moisture, can be worth its higher cost because it seals and insulates in one pass, but otherwise sealing and topping up loose fill usually does the job for less.

Low ground is the other thing I watch for. The city's Public Works department says some areas of Long Beach could flood during a major rainstorm, so on houses in low spots I look hard at the crawl space for water lines, wet soil and soaked insulation before I suggest anything. If water's getting in, that gets fixed first, because new insulation over a wet crawl space won't help you.

Long Beach insulation questions

These are the questions Long Beach homeowners and landlords ask us most. If your house has something these don't cover, call or send the form and ask about your own job.

How much does it cost to insulate an attic in Long Beach?

Your price turns mostly on how much insulation is already up there and whether it can stay or has to come out. Old fill that's soaked or full of droppings means removal before anything new goes in, gaps around lights and pipes add sealing time, and foam costs more than topping up blown-in fill. A tight attic or a hatch tucked in a closet slows the crew too, and the estimate gives you the figure for your house.

Do I need a permit to add insulation in Long Beach?

It might, and the city is the one that decides. Long Beach doesn't name insulation on its list, but it says most construction in a house needs a permit and inspections, including alterations, replacements and repairs, while some minor work may be exempt if the Building Official says so. The Development Permit Center issues building permits, so that's where the answer for your address comes from. When a job needs a permit, we pull it and set up the inspections, and if we're not sure, we check with the city before work starts.

When does an insulation contractor need a state license in California?

A contractor needs a license from the state Contractors State License Board whenever the job needs a building permit, uses any workers besides the contractor, or comes to $1,000 or more in labor and materials across its contracts. In Long Beach, the city only issues permits to a contractor who holds that state license and an active Long Beach business license, so it's fair to ask anyone you're thinking of hiring about both. We're licensed and fully insured.

How do I get my own permit for insulation work in Long Beach?

If you live in the house, or will live there, the city lets you get a permit and do the work yourself on your home and its accessory buildings, like a detached garage. The city also limits owner permits to certain kinds of dwellings, so check with the Permit Center that yours qualifies before you apply. If you're a landlord and don't live in the rental, the owner permit route doesn't fit your situation.

How long does attic insulation take, and do we have to leave the house?

With blown-in fill you can usually stay home, because the crew works from the attic and we cover the hallway under the hatch. Spray foam is different, since everyone, kids and pets included, stays out until the foam maker's re-entry time, the wait before it's safe to come back in, has passed, and I'll tell you that wait at the estimate. How long we're up there depends on the attic's size, how easy it is to get into and whether old material has to come out first.

What building code applies to insulation work in Long Beach?

Work in Long Beach has to meet the current California Building Standards Code along with the city's own municipal code. The codes in effect when plans are submitted are the ones that apply, so a job planned now follows today's rules. We do the work to those rules, and when a job has a permit, the inspector checks it.
